Planning Commission Minutes
Oct. 25, 2005
1. The meeting was called to order by Chairman Curt Jansen at 7:00, followed by the Pledge of Allegiance.
3. Roll Call: Jansen, Long, DiPonio, Cox Hood- all present.
4. Motion by Long, supported by DiPonio to approve the minutes of the Motion Long, supported by-Cox to approve the minutes of the September 6, 2005 special meeting. Motion passed unanimously.
5. There were no last minute amendments to the agenda.
6. Case #05-4SD
Petitioners: Minard & Paula Harwood

Grayling, MI., 49738
Zoning: NRD and RF
Property ID# 040-45-440-00-003-00
Request to split 1.37 acres in a RF district from a total lot of 4.03 acres. Parent parcel would maintain more than the minimum square footage in the NRD. New parcel would be more than the 1-1/4 acre minimum(with Planning Commission approval) in the RF district.
Chairman Jansen asked if there was any correspondence for or against the split. Clerk Monica Ashton replied there was no correspondence. Chairman Jansen then opened the Public Hearing and invited the petitioner to present their case.
Matthew Ashton represented the Harwoods and indicated that the lot split would occur at the Power lines because that seemed to be the most logical place. He also clarified that the 318’ line was the East lot line and that the 796.79 number represented the total length of the entire East-side line.
Jeddy Hood asked whether the Harwoods were permanent residents and would continue to live in their house. Mr. Aston said yes. Hood also questioned where the driveway to the parent parcel was as well as the driveway to the new home. Mr. Ashton indicated the location on the plan and indicated that a more complete survey was forthcoming. Clerk Ashton commented that this matter has already gone to the Township Board who approved the split contingent upon Planning Commission approval.
There being no further discussion, Chairman Jansen closed the Public Hearing.
Dennis Long moved approval of the split based upon the fact that the Township Board had approved the split contingent upon Planning Commission approval and that the split properties would be in compliance with our Ordinances. Motion supported by DiPonio and passed unanimously. All Commission members concurred with Long's reasoning for approval.
7. Regarding a request from the building department to investigate the possibility of regulating metal canopy structures, the Planning commission believed that in the Definition section, II-1, Accessory Buildings and II-2 Buildings, covers canopies and therefore regulates them.
Motion by Long, supported by DiPonio to forward our findings to the Township building Department. Motion passed unanimously.
8. On other legal action.
9. No citizens spoke.
10. Motion by Long, supported by DiPonio to adjourn at 7:26. Motion passed unanimously. Next meeting is scheduled for November 29, 2005.
