Request: Project #1 - R aze existing structure at 2254 Murray and rebuild on existing site. The closest point of construction to the river would still be 32-feet requiring a front setback variance of 168-feet.
Project #2 Connect existing garage and home at 2292 Murray with a 15-foot by 34 foot addition. The closest point of construction to the river will be 141-feet, requiring a 59-foot front setback variance.
Note: If approved, petitioner has a pre-approved split of a conforming 80,000 sq.ft. lot at 2254 Murray, to separate properties.
Non-conformances: Current non-conformance is that two homes are on one property.
Zoning justification: Ordinance 2003-02, Article XVI, Section 16.05.C One single family dwelling will be permited n each lot or parcel within the Natural River Districtsubject to building setbacks as set forthin Section 16.07.
